Formosa Gardens Estates is the most prestigious development of vacation homes in the Disney area, situated just 3 miles from Disney’s Main Gate. This exclusive gated development features large villas on extra-large lots of at least one-third acre and streets lined with palm trees. It is a quiet, peaceful area where cranes wander around the lawns yet so convenient for the attractions, shopping, golf and dining. Formosa Gardens is located on Formosa Boulevard which is 1 mile off Hwy 192, between markers 4 and 5. At the junction of Hwy 192 and Formosa Boulevard is Formosa Gardens Village where there is a selection of restaurants (eg. Outback Steakhouse, Carrabba’s, Giordano’s Italian Restaurant & Pizzeria, Cracker Barrel), a supermarket, walk-in clinic and numerous other shops. Red Lobster is directly opposite and Walgreen’s is opposite that.

There are several golf courses nearby – Mystic Dunes, Celebration, Highlands Reserve, Falcon’s Fire, Champions Gate, Legends.

Fishing is permitted in Star Lake on a catch and release basis.

Is the villa air-conditioned?
Yes, the villa is fully air-conditioned. There is the added comfort of ceiling fans in all bedrooms, family room and lanai.

Can I smoke in the villa?
Smoking is strictly forbidden inside the home. It is permitted on the pool deck.

Can I bring pets?
Unfortunately, no.

Is there a minimum rental period?
At Easter and Christmas, there is a minimum 2-week stay.

Do I need to bring towels or bed linen?
The home is equipped with linens for all of the beds. Towels and pool towels are provided also. There is a washer and dryer in case linens need to be laundered.

Do I need to bring a hairdryer?
Each bathroom is equipped with a hairdryer.

When we arrive, how do we find the villa?
When the total balance is paid, detailed directions will be sent to you.

How do we gain entry to the villa?
There is a lock-box at the front door which will contain your keys.
You will already have been provided with the code to open it.

When is check-in & check-out?
Check-in time is 4 pm. Check-out time is 10 am.
These times may be flexible, depending on whether other guests are arriving or departing on the same day.

Is the villa cleaned daily?
The villa is cleaned before you arrive and after you leave. Additional housekeeping is available at an extra charge.

Are household supplies provided?
A starter supply of toilet tissue, laundry detergent, dishwasher detergent, garbage bags etc are provided. As the villa is self-catering, you will have to top these up as required.

How do we request child equipment or a gas BBQ grill?
These must be requested when making your reservation.

How close is the villa to Disney?
Just over 2 miles to Magic Kingdom, Animal Kingdom, MGM Studios, Epcot, Blizzard Beach. The drive should take no more than 5 minutes.

How far to Universal Studios & Sea World?
About 20 minutes.

Are there restaurants nearby?
There are several restaurants within 2 miles including Outback Steakhouse, Carrabba’s Italian, Giordano’s Italian & Pizzeria, TGI Friday’s, Red Lobster, Olive Garden, Longhorn Steakhouse, Cracker Barrel, Dairy Queen, Subway, Chinese. See the local amenities page for phone numbers and locations.

There is a Winn-Dixie in Formosa Gardens Village and a Publix and SuperTarget about 1 mile further on Hwy 192.

Orlando Premium Outlets on International Drive, Florida Mall, Millennia Mall, Belz Factory Outlets are all about a 20-minute drive.
